Livingston Pressure Washing

What Is a Fair Price Per Square Foot for House Washing in Michigan?

Last spring, a homeowner in Hartland met us in his driveway with two house washing quotes and a calculator open on his phone.

One company had quoted by the square foot. The other gave him one flat price. He wanted to know which number was fair.

That is actually a smart question.

The problem is that a house washing price per square foot only means something when you know which square footage the company used. Your home’s living area, the actual siding area, the footprint, and the perimeter can all produce very different numbers.

We walked around that Hartland home with the homeowner, looked at the walls, and ran through the math together. Once we used the same measurement for both quotes, the difference became much easier to understand.

That is what we want to do here.

If you are comparing house washing rates in Michigan, we will show you the typical range, explain how contractors calculate it, and give you a simple way to check your quote in about two minutes.

If you are mainly interested in total pricing for homes in our area, you can also read our guide to what house washing costs in Livingston County.

What Is a Fair Price Per Square Foot to Wash a House in Michigan?

A fair house washing price in Michigan usually works out to about $0.20 to $0.35 per square foot of living area for a standard vinyl home. Measured by siding area, that is roughly $0.15 to $0.30. Brick, three story walls, heavy algae, or small homes with minimum charges can push the rate higher.

Those numbers are not a fixed Livingston Pressure Washing price list. They are a practical Michigan benchmark based on available Michigan pricing data and the types of quotes we see in Livingston County.

Online guides can show anything from about $0.10 to $0.80 per square foot. That does not automatically mean one company is expensive and another is cheap. Different sources use different measurements and sometimes combine house washing with driveways, patios, decks, or other exterior cleaning. Angi’s Detroit data, for example, gives a range of $0.12 to $0.60 per square foot, while Fixr lists $0.30 to $0.80 for pressure washing and $0.25 to $0.35 for soft washing.

The first thing to check is simple.

Ask what square footage the quote is based on.

Why Do Per Square Foot Prices Online Range From 10 to 80 Cents?

This is where many homeowners get confused.

You search for the cost to wash a house and one website says 12 cents. Another says 40 cents. Another says 70 cents. Then you look at your own quote and wonder whether you are being overcharged.

Usually, the problem is not the calculator.

The problem is that the calculators are not always measuring the same thing.

Here are some published figures homeowners may come across:

Source Per square foot figure Date What it seems to measure
Angi national $0.10 to $0.50 Aug 2026 Not stated
Angi Detroit $0.12 to $0.60 Nov 2025 Not stated
Fixr $0.30 to $0.80 Jan 2025 Not stated
Fixr soft wash $0.25 to $0.35 Jan 2025 Not stated
HomeGuide $0.35 to $0.77 Apr 2024 Surface area
Homewyse $0.45 to $0.56 May 2026 Surface area and equipment allowance
Thumbtack About $0.12 Undated Footprint and flatwork oriented

HomeGuide currently lists a broad $0.35 to $0.77 figure for pressure washing, while also noting that small jobs can have higher effective rates because of minimum charges. It separately gives house washing figures and linear foot pricing.

Fixr lists $0.30 to $0.80 for pressure washing and $0.25 to $0.35 for soft washing.

Angi’s Detroit guide gives $0.12 to $0.60 per square foot and points out that the number depends on the part of the property being cleaned, along with size, material, condition, and stories.

There are three big reasons for the spread.

First, companies may measure different areas.

Second, some pressure washing data includes flatwork such as driveways and patios, which can have a different pricing structure.

Third, small jobs often have a minimum charge. That fixed cost becomes much larger when you divide it by a small number of square feet.

So do not compare the number until you know what the number represents.

How Does This Fit With the Range in Our Own Cost Guide?

Our full pressure washing cost guide gives a broader residential range of about $0.30 to $0.70 per square foot. That range is useful when looking at pressure washing as a larger category because it covers different surfaces and different job conditions.

When you take actual Michigan house washing totals and divide them by the home’s living area, the effective number can land closer to $0.20 to $0.35 for a standard vinyl house.

That is not a contradiction.

It is a measurement issue.

For example, a contractor may talk about a $0.30 to $0.70 industry range while quoting a particular 2,000 square foot home at a flat total. Dividing the actual quote by the living area can produce a lower effective rate.

That is why we prefer to show homeowners the math instead of handing them one number and expecting them to trust it.

Which Square Footage Should You Use for House Washing?

This is where that Hartland homeowner got stuck.

He had his home’s square footage from the property listing. The contractor was thinking about the exterior walls. Those are not the same measurement.

There are three measurements you may encounter.

What Is Living Area and Why Do Most Homeowners Use It?

Living area is the number you usually see on a real estate listing or property record.

If your home is listed as 2,200 square feet, that is the number most homeowners naturally use when they talk about the size of the house.

It is easy to find and easy to compare.

But it is not the actual amount of siding being washed.

A two story home can have 2,200 square feet of living space while having considerably less exterior wall area per living square foot than a single story ranch.

That is one reason two houses with the same listed square footage can produce different quotes.

How Do You Measure the Siding or Wall Area?

If you want to understand the actual exterior surface, start with the outside walls.

The simple version is:

Wall area = perimeter x wall height + gables, minus the garage door

For a basic rectangular house, measure the length of the outside walls and add them together.

Then multiply the perimeter by the approximate wall height.

After that, add the triangular gable areas.

Finally, subtract large openings such as a garage door.

For a quick field estimate, we may measure a long wall and a short wall and use the footprint to estimate the rest. On a simple colonial or ranch, this gets you much closer to the real washing area than simply assuming the listing square footage equals the siding area.

This is also why a home with a complicated layout, large porch overhangs, multiple roof lines, or a walkout can take more work than its listing size suggests.

What Is Per Linear Foot Pricing?

Some companies use the perimeter instead of square footage.

HomeGuide has published figures of about $1 per linear foot for a one story house and about $2 per linear foot for a two story house. Those figures are useful as a rough cross check, but they do not tell the whole story.

A 140 foot perimeter does not tell you whether the walls are 9 feet tall or 18 feet tall.

It also does not tell you whether the north wall is covered in thick green algae.

So linear foot pricing can be useful, but only when you understand what the quote includes.

How Do You Check Your House Washing Quote in 2 Minutes?

Let us use a realistic example.

Imagine a two story vinyl colonial in Brighton.

The home has about 2,200 square feet of living area. The footprint is approximately 44 feet by 26 feet. The short ends have gables about 7 feet tall. There is one 16 foot by 7 foot garage door. The north side has moderate algae growth.

Here is the math.

Step 1: Calculate the perimeter

44 + 26 + 44 + 26 = 140 linear feet

Step 2: Estimate the wall area

Two stories at about 18 feet:

140 x 18 = 2,520 square feet

Step 3: Add the gables

2 x (26 x 7 / 2) = 182 square feet

Step 4: Subtract the garage door

16 x 7 = 112 square feet

That gives an estimated siding area of about:

2,520 + 182 minus 112 = 2,590 square feet

Now imagine you receive these quotes:

Quote Per square foot of living area Per square foot of siding Per linear foot What to ask
$260 $0.12 $0.10 $1.86 Ask what is included and whether there is proper insurance
$520 $0.24 $0.20 $3.71 Fits the practical fair range for a standard soft wash
$700 $0.32 $0.27 $5.00 Higher range, potentially reasonable with heavy algae or added detail
$1,150 $0.52 $0.44 $8.21 High for a standard vinyl wash, so ask for a detailed scope

The $260 quote is not automatically bad.

Maybe it is a simple house. Maybe the company has a low minimum. Maybe some surfaces are excluded.

But at that number, I would ask more questions before accepting it.

The $520 quote gives you an effective rate of about 24 cents per square foot of living area. That sits comfortably inside the practical Michigan range we are discussing.

The $700 quote is higher, but moderate algae on the north side, difficult access, soffit detail, porch overhangs, or other included work could explain the difference.

The $1,150 quote deserves a closer look for a standard vinyl wash. It may still be appropriate if the scope is much larger, but you should know exactly what you are paying for.

The goal is not to find the lowest number.

The goal is to make sure two companies are quoting the same job.

What Makes the Per Square Foot Rate Go Up or Down?

Square footage is only one part of the equation.

When we look at a house in Howell, Brighton, Hartland, Fowlerville, Pinckney, or another Livingston County community, we also look at the surface, height, condition, access, and amount of detail involved.

Does Siding Material Change the Rate?

Yes.

Vinyl is usually straightforward when it is in normal condition.

Brick, stucco, and wood can require different cleaning methods. Some surfaces are more porous. Some need more careful treatment. Wood may require a gentler approach to protect the surface.

Angi’s Detroit data lists material specific ranges of $0.25 to $0.60 for vinyl, $0.10 to $0.50 for brick, $0.35 to $0.60 for stucco, and $0.35 to $0.65 for wood. These are broad published ranges, not a quote for your specific home.

Our approach is simple.

We use the correct pressure depending on the area rather than assuming every surface should receive the same treatment. Our house washing service uses pressure controlled equipment and environmentally friendly cleaning detergents.

Do Two and Three Story Walls Cost More Per Foot?

They can.

The square footage of the house does not tell you how difficult the walls are to reach.

A two story colonial has taller walls than a ranch. A lake home with a walkout basement can have a three story wall on one side.

Tall walls can require additional setup, equipment, safety precautions, solution, rinsing time, and attention to detail.

That is why a two story house should not always be expected to cost the same per living square foot as a single story house.

How Much Does Algae or Mildew Change the Price?

Condition matters.

Light pollen and normal dirt are different from thick green algae that has been sitting on a shaded north wall for years.

We have seen this often in Michigan.

Heather Kufahl described one of our house washing projects this way:

“My house looks like new, especially the north side which had a lot of algae build up. Big thanks to Mike and Justin’s meticulous attention to detail.”

That north side is exactly the type of detail a simple square footage calculator cannot see.

Heavy growth can require more cleaning solution and more dwell time before the surface is rinsed.

Why Do Small Homes Cost More Per Square Foot?

This surprises a lot of homeowners.

Imagine a company has a $300 minimum service charge.

On a 1,100 square foot home, that is about 27 cents per square foot.

The same $300 minimum on a 2,500 square foot home is only 12 cents per square foot.

The house did not suddenly become cheaper to clean.

The fixed setup cost is simply spread across more square feet.

That is why comparing small houses using only the per foot number can be misleading.

Do Add Ons Hide Inside the Per Foot Number?

They can.

A house washing quote may include more than siding.

You may also be getting:

  • Soffit cleaning
  • Porch overhang cleaning
  • Gutter exterior cleaning
  • Exterior window cleaning
  • Driveway cleaning
  • Patio cleaning
  • Deck cleaning

That is why we recommend asking for line items.

If one company charges $500 for house washing and another charges $700, the $700 quote may actually include a driveway, gutters, or other work.

Compare the scope before comparing the price.

Is Per Square Foot or Flat Rate Pricing Better for Homeowners?

For residential work, a flat total can actually be easier to understand.

Once we see the home and understand what needs to be cleaned, we can give the homeowner one clear total rather than asking them to calculate wall area, gables, access, and cleaning conditions themselves.

The per square foot number is still useful.

Think of it as a checking tool.

If someone gives you a $900 quote for a normal vinyl house, you can divide that $900 by the relevant square footage and ask why the effective rate is higher.

That does not automatically make the quote unfair.

It simply gives you a better question to ask.

Flat pricing also prevents arguments about whether the house has 2,100 or 2,250 square feet.

For larger commercial properties, per square foot pricing is more common because the surfaces are often larger and more uniform.

For a residential house, we generally care more about the complete scope and condition of the property.

What Should You Ask Before You Accept a House Washing Quote?

Before you accept a quote, ask these questions:

  • Which square footage did you use?
  • Are you measuring living area, siding area, or perimeter?
  • Is this soft washing or high pressure cleaning?
  • What surfaces are included?
  • Are soffits and porch overhangs included?
  • Are gutters included?
  • Are windows or other exterior surfaces included?
  • How will plants and landscaping be protected?
  • Is the company licensed and insured?
  • Is there a satisfaction guarantee?
  • Are there any fees beyond the quoted total?

A professional quote should not make you feel like you need a calculator and a detective kit to understand it.

Our approach is straightforward.

We want homeowners to know what is being cleaned, what the total is, and what they can expect from the service. Our website describes the process as a simple three step system: provide the address and areas you want cleaned, choose a date, and let the team complete the cleaning with satisfaction guaranteed.

As we say at Livingston Pressure Washing, there should be no surprises or hidden fees.

What Are the Red Flags in a Very Cheap Quote?

A very cheap quote is not automatically a bad quote.

But it deserves a few questions.

Be careful if the company cannot clearly explain what is included, cannot provide proof of insurance, plans to use excessive pressure on delicate siding, or appears to be relying on water alone when the surface needs proper cleaning treatment.

Vinyl siding does not need to be blasted with extreme pressure to look clean.

The cleaning method matters.

If you want to understand the difference, read our guide to soft washing versus pressure washing.

Is a Fair Price Worth It Over the Cheapest One?

Usually, the better question is what you are getting for the money.

A cheap quote that damages siding, misses algae, or creates problems around landscaping is not a bargain.

A homeowner named Mary Beth recently described her experience with Livingston Pressure Washing:

“sparkling house, fence, driveway and patios. Wonderful staff… very reasonably priced.”

That is the kind of feedback we want.

Not simply that the number was low, but that the homeowner felt the service delivered good value.

How Does Livingston Pressure Washing Price a House Wash?

We do not publish one fixed house washing rate per square foot because every house is different.

Instead, we look at the property and the areas you want cleaned. You can provide your address and the areas you want serviced, and we can prepare an estimate based on the actual home.

We look at the siding material, height, condition, access, algae and dirt buildup, and the scope of work.

Then we give you a clear total.

Our house washing service uses low pressure techniques and environmentally friendly cleaning solutions designed to remove dirt, algae, mildew, moss, cobwebs, and pollen while protecting the exterior.

You do not necessarily need to be home when we perform the service. Our website explains that the team can complete the work while you are away, although being home can be helpful when access or vehicle movement needs to be discussed.

If you are wondering about the time involved, you can also read our guide about how long a house wash takes.

Edward Powell, one of our customers, described the process this way:

“The quality of service was excellent… Quick turn around was on the schedule two days from quote request.”

That is the experience we try to create from the first estimate through the final rinse.

House Washing Price Per Square Foot FAQs

What is a fair price per square foot to soft wash a house in Michigan?

For a standard vinyl house, about $0.20 to $0.35 per square foot of living area is a useful Michigan benchmark. The effective rate can be higher when the home has heavy algae, difficult access, multiple stories, or added services.

Is 50 cents a square foot too much to wash a house?

It can be high for a standard vinyl house when you are dividing the total by living area. But it can be reasonable for a more difficult property, brick or stucco, heavy growth, difficult access, or a quote that includes additional services.

Do companies measure living area or siding area?

It varies.

Some companies use the home’s listed square footage. Others use the actual surface being cleaned. Always ask which measurement the quote uses before comparing two prices.

How do I measure my siding area?

Start with the perimeter of the house.

Multiply the perimeter by the approximate wall height. Add the gable areas. Then subtract large openings such as garage doors.

A simple formula is:

Siding area = perimeter x wall height + gables, minus large openings

Why is my small house expensive per square foot?

A minimum charge is usually the reason.

Travel, setup, equipment, insurance, preparation, and cleanup do not disappear just because the house is small. A fixed minimum spread over fewer square feet creates a higher effective per foot rate.

Is brick cheaper or more expensive than vinyl?

There is no universal answer.

Brick can sometimes require more cleaning solution and careful rinsing because it is porous. The exact price depends on the condition, access, height, and cleaning method.

Do you charge by the square foot?

Livingston Pressure Washing provides a clear total after evaluating the home and the requested cleaning areas. We offer free estimates rather than publishing one fixed rate that applies to every property.

How much does a 2,000 square foot house cost to wash in Livingston County?

The total depends on the house design, siding material, condition, height, access, and included services.

For local total pricing by home type, see our guide to what house washing costs in Livingston County.

How long will a house wash take?

Many residential house washing jobs can be completed within a few hours, but the exact time depends on the size, condition, number of stories, access, and scope.

For a detailed explanation, read our guide about how long a house wash takes.

Get a House Washing Quote You Can Actually Understand

If you are sitting at your kitchen table comparing two house washing quotes, do not start by asking which number is lowest.

Start by asking whether both companies are measuring the same thing.

A $500 quote and a $700 quote may not be as far apart as they look if one includes gutters, soffits, porch overhangs, or difficult algae removal.

Likewise, a very low quote deserves a few questions before you hand over the job.
