Livingston Pressure Washing

How Much Does Roof Cleaning Cost in Livingston County?

Last spring we pulled into the driveway of a two story colonial off a wooded road in Howell. From the street the roof looked fine. Then we walked around back. The north slope, the one facing the tree line, had long black streaks running from the ridge all the way down to the gutter.

The homeowner met us on the lawn and skipped every other question. She asked one thing first. What is this going to cost me, and is that number fair?

That is the question this whole article answers.

Most homes here land between $400 and $750 for a soft wash roof cleaning. Below you will find real ranges by roof size and by how bad the growth is, the things that push a quote up or down, a worked example priced step by step on that same Howell house, and how to spot a quote that is too cheap to be safe.

How much does roof cleaning cost in Livingston County?

Most Livingston County homeowners pay about $400 to $750 to have an asphalt shingle roof soft washed. Smaller ranch roofs with light streaks sit near the low end. Large, steep, two story roofs with heavy algae or moss can run $800 to $1,000 or more. Soft washing is the method shingle manufacturers recommend.

National cost guides put the average somewhere around $440 to $675, depending on who you ask. HomeGuide, Angi and This Old House all land in that neighborhood. Our local numbers sit close to those averages, with one difference worth knowing: heavy tree cover and lake humidity around here push more homes toward the upper half of the range than you would see in a wide open subdivision downstate.

One thing to be clear about. These are typical ranges we see in Livingston County, not a published price list. Every roof gets a free estimate before anything is booked. If you want the broader picture across all exterior services, we also keep our full pressure washing cost guide updated.

What does a roof cleaning price actually include?

When people hear the number, the first instinct is to divide it by the hours on site. That math never quite works, because most of what you are paying for is not time on a ladder.

Here is what a proper soft wash visit involves:

  • A walk around and inspection of the roof, including the condition of the shingles and any spots that need attention before we touch them
  • Covering or pre wetting plants, beds, walkways and gutters. As we put it on our service page, we cover plant life when necessary
  • Mixing and applying the cleaning solution at low pressure with a controlled spray
  • Dwell time, which is the stretch where the solution sits and does the actual killing of the growth
  • A careful low pressure rinse with clean water
  • Cleanup and a final check before we leave

That is the honest breakdown. And it explains something that confuses a lot of homeowners: soft washing is not cheaper just because it is gentler. The cost sits in the product, the care and the patience, not in the pressure. A pressure washer is a blunt tool. It is fast, and fast is cheap. Doing it correctly is slower.

We also stand behind the result. Ask about our roof wash warranty when you get your estimate. More on the full service on our roof cleaning in Livingston County page.

Why soft washing and not pressure washing?

This is not our opinion. It is the position of the people who make the shingles.

The Asphalt Roofing Manufacturers Association tells homeowners to “never use a pressure washer to clean an asphalt shingle roof”, because the force strips granules and can lead to the roof failing years early. Those granules are the protective layer. Once they are in your gutters, they are not going back.

GAF, one of the largest shingle manufacturers in North America, puts it in four words in their technical bulletin on algae staining: “Do not power wash the shingles.”

Our own rule matches theirs. We never use high pressure on shingles, because it can damage them. We use correct pressure depending on the area, and on a roof that means low.

Read the ARMA guidance yourself: Algae and Moss Prevention and Cleaning for Asphalt Roofing Systems.

Roof cleaning cost by roof size in Livingston County

Before the table, one correction that saves a lot of confusion. Your roof is bigger than your house. A 1,800 square foot ranch does not have 1,800 square feet of roof. Pitch and overhangs add surface, so that same house might have 2,100 or 2,300 square feet up top. When a quote is calculated per square foot, it is roof surface being measured, not floor area.

Roof size (sq ft of roof surface) Typical house Typical range we see in Livingston County
Under 1,500 Small ranch or cottage, many lake homes $350 to $550
1,500 to 2,500 Most ranches and colonials $450 to $750
2,500 to 3,500 Large colonials, split levels with additions $650 to $1,000
Over 3,500 Large custom homes, complex rooflines Quoted on site, often $900 and up

Most homes we see in Howell and Brighton fall in that middle row. Nationally, soft wash pricing runs roughly $0.15 to $0.60 per square foot, and a Detroit area company recently published $0.20 to $0.43. Our typical local figure for a standard roof sits around $0.25 to $0.45 per square foot, with a minimum on very small jobs. Sending a truck, a crew and a tank out to a cottage costs about the same in setup as sending it to a colonial.

One of our customers, Mary Beth, put the pricing question simply in her review: “very reasonably priced.” That is the goal. Fair and competitive, no price gouging.

What makes roof cleaning cost more or less?

Two houses on the same street, built by the same builder in the same year, can come in a couple hundred dollars apart. Here is what actually moves the number.

  • Pitch and how many stories
  • How much algae, moss or lichen is up there
  • Shade, trees and which direction the slope faces
  • Access, landscaping and roof features
  • Whether you bundle other services into the same visit

Roof pitch and number of stories

A walkable roof is a different job than a steep one. Once you get past roughly an 8/12 pitch, the crew needs more setup, harnessing and time, and everything slows down on purpose. Height does the same thing. Reaching a two story eave means longer ladders, more repositioning and more careful work.

National figures put a steep pitch surcharge around $0.15 to $0.20 per square foot and a multi story surcharge around $0.10 to $0.20. We build those factors into the quote rather than listing them as add ons, but the effect on the price is real.

How much algae, moss or lichen is up there

Those black streaks are a living organism called Gloeocapsa magma. It is a blue green algae, and on a roof with light streaking it usually comes off in a single treatment.

Moss and lichen are a different animal. Moss holds water like a sponge and grips the shingle edges. Lichen actually bonds to the surface. Heavy cases need a stronger mix, longer dwell time, sometimes a second pass on a later visit. ARMA notes the same thing: moss may loosen over time rather than vanish on the spot, and severe growth can require more than one treatment.

That is also why a quote for a roof with clumps of moss is not comparable to a quote for a roof with faint streaks.

Shade, trees and the north side

Back to that house in Howell. The south side was clean. The north side, the one facing the woods, was covered.

That is the pattern we see all over Livingston County. Heavy maple and oak cover, plus lake humidity near Lake Chemung, Woodland Lake and Whitmore Lake, keeps the north facing slope damp for hours longer than the rest of the roof. Algae loves damp and shade. One of our customers, Heather Kufahl, described exactly that on her own house: the north side was where the growth took hold first.

More growth on one slope means more product and more time on that slope. It is one of the most common reasons a quote is higher than a neighbor’s.

Access, landscaping and roof features

Some of the cost is on the ground, not the roof. Tight side yards, a deck tucked under the eave, a pool, mature garden beds along the foundation, all of it means more protection work before the first spray. Skylights, dormers and long valleys add time too, because each one is a place where water has to be directed carefully.

None of this is exotic. It just takes minutes, and minutes add up.

Bundling with gutters or a house wash

If your gutters need clearing, doing them on the same visit is almost always cheaper than booking a second trip. One setup, one drive, one crew day. Same story with soffits and porch overhangs, which often get done alongside a roof anyway.

See what gutter cleaning costs in Livingston County for the typical range there, and the general cost guide for house wash pricing.

Roof cleaning cost by condition (a simple way to estimate)

Here is a quick way to place your own roof before you ever call anyone. Walk to the street, then walk around to the north side, and compare the two.

Roof condition What you see Typical range we see (average size roof)
Light Faint streaks on one or two sides $400 to $550
Moderate Dark streaks on most slopes, some green at edges $500 to $700
Heavy Thick streaks, moss clumps, lichen spots $650 to $1,000, sometimes a follow up treatment

If you are not sure whether you are in the light or moderate row, take a photo from the back yard. The camera is usually more honest than the eye. Our post on signs your roof needs cleaning walks through what to look for.

Worked example: pricing a typical Howell colonial roof

Let me put real numbers on that Howell house, so you can see how a quote comes together instead of just landing on you.

The house was a two story colonial, about 2,200 square feet of roof surface, 6/12 pitch. Black streaking was heavy on the north slope and light everywhere else. There were planting beds running along the front of the house, under the main run of gutter.

Step one, the base. At about $0.28 per square foot for a standard soft wash, 2,200 square feet comes to roughly $620.

Step two, pitch. A 6/12 is walkable, so no steep surcharge. Two story access on a house of this shape is already built into our base, so nothing extra there either.

Step three, the growth. That north slope needed more solution and more time than the rest of the roof combined. Call it $60 to $80 on top.

Step four, the beds. Covering and pre wetting the front landscaping is part of the job, not a line item.

That puts the house around $680 to $700. Right inside the $450 to $750 band for an average size roof, toward the upper half because of the shade.

She also asked about the gutters while we were there, which was smart. Adding them to the same visit meant one setup instead of two.

And because she was a new customer, $100 came off for mentioning our First Time Offer.

To be clear, this is an illustration to show how the pieces stack, not a quote. Your real number comes from a free estimate on your actual roof.

Is roof cleaning worth the cost?

Think in cost per year rather than cost per visit.

We recommend cleaning every two to three years for most Livingston County homes. A $600 cleaning on that cycle works out to roughly $200 to $300 a year. That is less than a lot of people spend on mulch.

Now put that against the other side. Replacing an asphalt roof early is a many thousand dollar decision, and algae does not help you get to year twenty five. It is a living organism that holds moisture against the shingle surface, and it feeds on the limestone filler inside the shingle itself. Sitting damp is what ages a roof.

There is also the part nobody likes to say out loud. Streaks are visible from the street. If you are selling, a buyer sees a dirty roof and mentally starts pricing a new one. If you live in an HOA neighborhood in Brighton or Hartland, you may already have a letter on the counter telling you the same thing in more formal language.

And yes, it does come back. In shade, growth returns over a few years. That is why the cycle exists rather than a one time fix. We wrote about that here: why roof mold keeps coming back.

One honest limit. Cleaning does not fix a failing roof. If we get up there and see curling, bare patches or real granule loss, we tell you that instead of selling you a wash. That conversation has cost us jobs. We still have it.

Why do roof cleaning quotes vary so much? (Red flags)

A Hartland homeowner called us once holding a quote that was about half of what he expected. Good news, right? We asked one question. How were they planning to clean the roof?

Pressure washer.

That price gap was not a bargain. It was a different job with a different outcome.

Watch for these:

  • The quote says pressure wash or power wash for an asphalt shingle roof
  • No mention of protecting plants, or of rinsing at all
  • No proof of insurance. We are licensed and fully insured, and any company should be able to show you the same
  • A firm price given without ever seeing the roof or even the address
  • Pressure to book today before the price changes

Now the flip side, because higher is not automatically better either. A fair quote can sit above the others for honest reasons: more cleaning solution for heavy growth, real time spent protecting landscaping, a planned follow up treatment for moss, or a steep roof that needs a slower, safer approach.

Ask what the price includes. A company that prices fairly will not mind explaining it.

Can you clean your roof yourself to save money?

Fair question, and I will give you a fair answer.

ARMA and GAF both describe a homeowner approach using a bleach and water mix applied at low pressure and rinsed off. GAF’s published ratio is four gallons of water, one gallon of bleach and one cup of trisodium phosphate. So the chemistry is not a secret, and on a low single story roof over a plain lawn, it can work.

Here is what the savings calculation usually leaves out. A pump sprayer that can actually reach a ridge line. Personal protective equipment, because sodium hypochlorite in the eyes is a bad afternoon. Tarps and time to protect beds, because runoff goes where gravity sends it. Grass and hostas do not enjoy it. Then the big one: ladder work on a wet roof surface is how people end up in the emergency room, and two story is a different risk category entirely.

There is also the result. Uneven application leaves a striped roof that looks worse than before from the street.

If you are weighing the equipment side of it, we compared the options here: renting a pressure washer vs hiring a pro.

How we quote a roof cleaning in Livingston County

Our process is three steps, and it is built so you do not have to take a day off work.

Step one: your address and the areas you want cleaned. We get the roofline, size and layout sorted, then confirm the details on site before any work begins so the number you were given is the number that holds.

Step two: pick a date. We move quickly in season. Edward Powell said it better than we could in his review: “Quick turn around was on the schedule two days from quote request.”

Step three: we clean it. You do not need to be home. We need access to water and to the yard, and that is about it. Your satisfaction is guaranteed, and we do a final walk around before we pack up. Donna Dodd’s review still makes us smile: “They did a fantastic job on both ours and the neighbors home.”

We take cash, check, credit and debit.

Most roofs are a few hours on site rather than a full day. For the detail on that, see how long a roof cleaning takes.

Local factors that affect roof cleaning prices in Livingston County

Our season is short. Roughly April through November, and that is it. Spring and early summer book up fast, especially after the first warm week when everyone looks up at the same time. If you are flexible on dates, late season is often easier to schedule.

The tree cover here is the other big one. Mature maple and oak canopy over so many of these neighborhoods, and the lake homes on Lake Chemung, Woodland Lake, Whitmore Lake and the chain near Pinckney and Hamburg sit in humidity most of the summer. Damp roofs grow things.

Then there is the housing stock. A lot of Livingston County grew through the 1990s and 2000s, which means a lot of roofs are now sitting at mid life. That is exactly the point where cleaning either buys you years or gets skipped and does not.

We serve Howell, Brighton, Fowlerville, Hartland, Pinckney, Hamburg, South Lyon, New Hudson, Milford and Wixom. There is no town surcharge. A roof in Fowlerville is priced the same way as a roof in Brighton.

Roof cleaning cost FAQs

How much does it cost to soft wash a roof per square foot? Nationally soft washing runs about $0.15 to $0.60 per square foot. Most Livingston County roofs land around $0.25 to $0.45, with a minimum charge on small jobs.

Is it cheaper to clean or replace a roof? Cleaning is a small fraction of replacement, usually a few hundred dollars against many thousands. But cleaning cannot rescue a worn out roof. If the shingles are past their life, washing them only makes a tired roof look tidier.

Does roof cleaning void my shingle warranty? Pressure washing is what manufacturers warn against, because of granule loss. Soft washing follows the guidance published by ARMA and GAF. Check the wording of your own shingle warranty, since terms vary by manufacturer.

How often should I clean my roof in Michigan? Every two to three years suits most homes in Livingston County. Shaded north slopes and roofs under heavy tree cover often need it sooner.

How much does roof moss removal cost? Moss moves you toward the top of the range and sometimes needs a follow up treatment. Nationally, moss removal runs about $0.20 to $0.75 per square foot depending on severity.

Is roof and gutter cleaning cheaper together? Usually yes, because it is one setup and one visit instead of two. See what gutter cleaning costs in Livingston County.

Do I need to be home? No. We just need access to an outdoor water spigot and to the yard. Plenty of our customers come home to a finished roof.

How long does it take? Most homes are done in a few hours. Full detail here: how long a roof cleaning takes.

Will the black streaks come right off? Most of the staining fades during the visit itself. Anything left keeps lightening over the following weeks, since ARMA notes the treated algae washes away with subsequent rain.
